Mortgage interest rates not expected to decrease in 2012

This year, the mortgage market will remain at the level of 2011 and the credit terms achieved will be maintained, read an analysis of CreditCenter. According to its data, mortgage interest rates on loans in Euro stood at between 6.75% and 7.5% last year, and these on credits in Bulgarian currency – at between 7.5% and 8.5%. This is a decrease of about 1%, compared to 2010, the company reported.

In 2011, the average size of loans increased by 8% to €36,773, compared to €33,740 in 2010. According to the consultants from CreditCenter, this is due, on the one hand, to the improved conditions on the part of financial institutions in 2011, and, on the other hand – to the increasing daring of clients. It turns out that, last year, mortgage loan clients began to look for larger and better homes. Although the Euro remains the preferred currency, CreditCenter expects housing deals in Bulgarian currency to stir up this year. As a whole, the increase in the size of mortgage credits in Bulgaria was strongly influenced by the considerable growth of this indicator in the capital. The average size of mortgage loans rose by more than €4,000 in Sofia, while in Plovdiv the increase was of about €1,000.

Throughout 2011, the most active borrowers were those between 26 and 35 years of age. They also headed the list of clients by age, but their number dropped by about 5%, compared to 2010. However, borrowers between 36 and 45 years of age increased in number and they accounted for over 32% of all borrowers last year. The most preferred loans were again those between €10,000 and €30,000, followed by credits between €30,000 and €50,000.
